Most homebuyers find the general upkeep of a house, the condition the AC and furnace are in and how old the house is, to be of the utmost importance.  In fact, these three factors are what drive them to consider further activity with purchasing your home.

03_05_13So you can imagine why it so important to have a great HVAC system that not only runs, but has been taken care of and maintained. That means the units need to be wiped down (inside and outside unit), blown out and have debris free parts inside of them. If there is evidence of leaves and nesting rodents or insects in the outside AC unit, that indicates to a homebuyer that it has been disregarded and he/she assumes that is the way it has always been.

It is best to maintain your HVAC unit with a checklist that you fill out every fall and spring. Post this checklist on a wall beside your HVAC system and make sure that all checklists from previous seasons are present on the wall. That way a homebuyer can see all of them and realize that you have taken care of your climate control system in a very responsible way.

 

On the checklist, you need to make sure that you include all the basic do-it-yourself tasks. This includes changing out your air filter (monthly), cleaning out and wiping down all external parts and surfaces, keeping all flammable or material items away from the unit and its combustible parts, cleaning out the condensate drip line and keeping all weeds trimmed back and away from the outside AC unit.

Your HVAC checklist should also include a section from the outside service professionals who come in and clean out internal parts, check gas line connections and pressures, test refrigerant levels, test the capacitor and test the electrical connections. Include these areas on the checklist and have your service man initial them.
